We have a property management company with commercial and residential properties. We do manual miscellaneous invoices and use a rent roll on an excel spreadsheet to record rents and their payments. Does anyone have any feedback with regards to the use of Adagio invoice module or grid view rather than an excel spreadsheet.

I'm going to assume you are using Adagio Receivables.

You can import invoices off of an Excel spreadsheet straight into Receivables, without needing Invoices or GridView.

However, if you want to do analysis at the distribution level, then you would need Invoices and GridView. For example, if the invoices contain multiple items, such as rent, CAM reimb, tax, etc, and you want to be able to get a report based on a particular item, Invoices would collect the data, and GridView would be used to generate the report.

Do you invoice for all your residential rents? We have a client in the property management business who invoices for some of their commercial rents, but not residential rents. For these non-invoiced residential rents they we make a recurring rent charge in Adagio Receivables, add it to each tenant adding their respective monthly rental amounts. Then on the first of each month we run a recurring batch to pick up the rent charges and add them to receivables. That sets up the appropriate receivable amounts so that incoming rent checks can be applied against them. About one week into the month statements are sent to all tenants who have not yet paid (presumably accompanied by unhappy phone calls.)

This does not address your invoiced rents, but if you have any recurring rents that do not require the printing and sending of invoices, Adagio's recurring charge function gives you an excellent tool that is very easy to use.
